mine sounds a little noisey on start up then goes away. as for the fan problem it will end up being the same issue as will mk4 golfs where they will only last a few years, its one of those things with vw.
As for the brakes i only do about 2mile a day and mine have never squeeked. Anotherproblem that can cause it is the pads may be glazed up and will require a quick rub down with some sand paper.
