Congratulations on the investment. It sounds daft but your own home will bring you far more joy than any car.

I was lucky enough to buy a property when I was quite young, and even though prices are pretty much on their arse at the moment houses are still far more expensive than they realistically should be. We bought our 3-bedroom period mid-terrace for £285k nearly 2 years to the day, and a recent valuation suggested it hadn't increased in value, despite us adding an attic bedroom with en-suite and extending the kitchen and dining room. The market still makes me very nervous, but you still can't beat going home to your own house at the end of the day.

Absolutely, since the wife and i met 6 years ago, for 5.5 years of those we have rented. This is the 3rd property we have tried to purchase in that time. The first was when the recession hit and the apartment was downvalued by 2x valuations. We bottled it (rightly so) and hadnt tried again till last year. Unfortunately, we decided that as the house was leasehold and the covenants were ridiculous, we bottled it again. Finally, this is 3rd time lucky and we have now exchanged contracts.

I used to own a 2 bed flat as well, and wish i had kept it (sold in 2007 at height of value). Dont think it would have gone up in value at all, but id be the majority of the way through the mortgage.

I'm in a similar position and we are looking to move after the new year, however as long as we get what we paid for ours, I will be happy. Fortunately we were able to put down a decent deposit so there is no risk of negative equity (touch wood!). I suppose we didn't really see this house (our first) as a way of making money - it was all about buying a house rather than paying someone else's mortgage!!!

It gets to a point where the next step can be quite difficult. Idealistically (in the area I live) I'd only move to a house worth £400k+, but it's a big jump. We have 60% LTV and current rates mean our mortgage is actually quite affordable, but we've borrowed to improve the house. Sadly our generation won't make money from property like people have in the past. I made £50k in 18-months on my first 1 bedroom apartment without doing anything to it. I've spent the same on my current house but I'll be lucky to get that much back. I was nearly in negative equity with my last house - must be a terrible situation to be in (if you want to move).

No idea where you are in the country but that's a hell of a lot of house for 190k. Will be great when its yours and you can put your mark on it. We have a similar sized house and now we've kicked the kids out we are rattling around a bit TBH.   

Both my girls have to rent as its still too expensive for them to buy without the help of you know who. Unfortunately even 1 bed flats go for quite a bit here in West Sussex, I'll be working till I die at this rate.

I want at least 20-25% before I start looking as house prices realistically have to drop at some point.

I'm also worried about the Interest rates as they have to come back up again at some point and even a few percent can make a huge difference to the monthly prices. Really wish I got on the ladder 10 years ago but I was more interested in going out every weekend then.

Best purchase you will ever make ...... Would give my house away rather than my dog

Probably the most intelligent dogs around, their capacity for learning is huge, my parents bought me a Border collie Bitch when I was 7 years old, It was just before christmas (She was NOT a christmas present!) she was named Holly (by me), I trained her quite well (for a 7-8 year old anyway), used to go to dog training classes twice per week with her. I taught her all the usual stuff, sit, stay, lie down, heel, not to move until told to do so etc, she would sit there with a doggie treat on her paw for as long as you wanted before allowing her to have it, I also taught her not to go near roads when she was on her own and by the time she was 12 months old my mum used to hand her the dog lead (which she took hold of) and she let her out the back door, she used to scoot over the dry stone wall at the toop of the garden and cross about 1.5 miles of fields and she would sit there at the rear school gate (Which joined onto the local park) with the dog lead in her mouth  :happy2:, we would then walk home together (with my best mate who was not allowed a dog) via the park where she loved nothing more than fetching a stick/chasing us round and trying to catch a trout in the river (She did catch them a few times but used to spit them out again before I had chance to get hold of them :grin:), she probably should have been a spaniel such was her love for being in water  :grin: best dog I ever had, she lived until she was 15yrs old.



Makes me smile when I think about her  :smiley:

Cheers guys he's brilliant, my parents had border collies when I was a kid so when we decided to get a dog it was an easy decision  :smiley:

We live in a pub too and he mixes well with the locals plus it's in a fairly rural ish place so there is loads of places to walk him, really looking forward to going out with him in the summer  :happy2:

I personally don't think they will drop. Even though the housing market has been in decline that has only meant prices have increased at a slower rate. It's supply and demand, and with 95% mortgages reappearing more people will be able to afford property, which will only fuel the market.

After keeping the CK's mint for nearly 2 years, I managed to drop one on its face while cleaning them, have been looking into refurbs etc which would mean having at least 2 done, but I like things right so all 4 would have to be done, Monte put me on to a couple of new CK's on the bay at a very very good price, so bought them both  :laugh:

We've just finished building 3 more houses to rent out and 2 of them we already had a tenant for before they were on the market, even at this time of year. If you get the right thing in the right place it will rent no problem at all
