We're thinking of getting a flat on a Buy to Let mortgage and "sort off" renting it to our daughter and partner as it may be her only way onto the property ladder with the prices as they are. 1 bed flats are around £165k-£250k here and there as small as prison cells. Crazy amount of money and very depressing for those who need even a small 10% deposit (small in % but not amount of money). My daughter was told 20% or around £40k as a first time buyer.

I want at least 20-25% before I start looking as house prices realistically have to drop at some point.

I'm also worried about the Interest rates as they have to come back up again at some point and even a few percent can make a huge difference to the monthly prices. Really wish I got on the ladder 10 years ago but I was more interested in going out every weekend then.

Don't worry about that. In the short term get a 95/90/85% mortgage. Whatever you can afford. Then concentrate on overpayments. Most lenders are allowing 10% annually.

Congratulations on the investment. It sounds daft but your own home will bring you far more joy than any car.

I was lucky enough to buy a property when I was quite young, and even though prices are pretty much on their arse at the moment houses are still far more expensive than they realistically should be. We bought our 3-bedroom period mid-terrace for £285k nearly 2 years to the day, and a recent valuation suggested it hadn't increased in value, despite us adding an attic bedroom with en-suite and extending the kitchen and dining room. The market still makes me very nervous, but you still can't beat going home to your own house at the end of the day.

Could not agree more. Best thing you will ever do.

No idea where you are in the country but that's a hell of a lot of house for 190k. Will be great when its yours and you can put your mark on it. We have a similar sized house and now we've kicked the kids out we are rattling around a bit TBH.   

Both my girls have to rent as its still too expensive for them to buy without the help of you know who. Unfortunately even 1 bed flats go for quite a bit here in West Sussex, I'll be working till I die at this rate.



We live in Solihull at present, but there are no new builds. Except 4 bed £500k houses, even new build flats are £250k. When they do them. Go to some of the slightly scummier areas, a lot of Brum is being redeveloped, and they are a lot cheaper. So we are moving back to Redditch. Not far to commute, we are practically in green belt with the new build development, and closer to family/friends. Simply cannot wait!!! :)

I personally don't think they will drop. Even though the housing market has been in decline that has only meant prices have increased at a slower rate. It's supply and demand, and with 95% mortgages reappearing more people will be able to afford property, which will only fuel the market.

There's fewer houses than people, and rental costs are spiralling out of control. House prices stalling is down to new build, in particular the glut of BTL flats dragging the overall down. Anything old/in a decent area/with potential to improve/not ex-local authority is doing very well.

Bricks and mortar - you can't beat it!

Cant argue with you there.... I wish we could have bough about 5 years ago when self cert. was an option....  :sad1:

Only regret I have was not pushing the missus into keeping our first place and renting it out. She didn't want to have 2 mortgages and so we sold it (1 bed terrace with no garden in Surrey) for £55K. The same houses now sell for nearly £200K and rent for £850-900 a month!

Anyhoo, we've played the market reasonably cannily since then and now live in a huge gaff with a tiny mortgage. We more than doubled our money on the last house we bought before the current one.

Just ordered a pair of Thule ProRide 591 cycle racks. Still stressing that they'll fit onto my roof bars but I've just realised the rubber strips on the VW ones come out so I should be able to use the T-bar adapters hopefully.
